To gain access to AI property scouts you first need to contact [email protected] and send us the districts you'd like this activated for - (example W1, E17, HU1). We will then set up your AI property scouts accordingly.

Once you have your AI scouts set up and added in to your account, you can see the data they have pulled in and start to work with them.

To do this, go to properties and then under predict you have three sections. Sales, Lettings and Forecast.



Sales/Lettings

When you click sales/lettings, you will see a page with tabs along the top, a search bar below that, a filter section below that, and then a list of properties/opportunities below that on the left. These opportunities are properties that are on the market with another agent that may have been on for a number of weeks, had a price reduction or a fall through which can give you an indication that this person my be ready to switch agents.



Lets go through the tabs at the top.



New Instructions: New properties that have gone on the market found by the AI scouts in their respective districts.

Fall Through: Properties with other agents that have fallen through, found by the AI scouts in their respective districts.

Weeks on the Market: Properties with other agents that have been on the market for X amount of weeks, found by the AI scouts in their respective districts.

Price Change: Properties with other agents that have had a price change recently, found by the AI scouts in their respective districts.

SSTC: Properties with other agents that have gone to SSTC recently, found by the AI scouts and their respective districts.

My Follow Ups: Properties/Opportunities that you have taken to follow up with.

Under the individual tabs you have additional filters. Here you can filter out the opportunities given to you by the scouts by things like value, weeks on the market, property type, district (the area you chose for your scouts), status, and also whether the opportunity the scout has pulled in has a linked contact or MA (this means there is a contact or MA in your Lifesycle system which matches the opportunity the scout has pulled)



Below the filters, on the left, is a list of properties/opportunities that your AI scouts have pulled in to you. You will have a total number of properties at the top, and there will be a button to export this list in to an excel document. In your list you will see a list of property addresses with information like, property style, price, whether anyone has followed up with this prospect, how long they have been on the market and then contract end.

The AI scouts update this list every 48 hours.




When you click on one of these opportunities, it opens up a little run down on the right with a timeline of any notes that have been made and status updates, how many potential applicants you have matching that property, and a solny tab which lists any properties that you may have sold within a certain radius of the property you have clicked on. If the scout has managed to match a contact to the property they will also be shown on the right.



If you want to take on the opportunity, and try to get the property on the market with your agency, then you can click the 'Own it' button to make yourself responsible for following up.




Once you own an opportunity, a lot more information becomes available.



Along the top you can book an MA, Close off the opportunity, or re-allocate it to another user of Lifesycle. You can also click the + on the right to add in another contact.




Below the contact detail, there is information on who the property is currently on the market with, along with some questions for you to fill out if you have made contact with the property owners.



You can also ask Uzair to write you an email to pitch to the potential vendor. Simply click 'Pitch with Uzair'



This will then generate a few conversation starters for you to choose from, or alternatively it will ask you if you would like it to write a full formal email.



You can copy any of these and email the contacts attached to the property and make contact with them.

Forecast

If you click on the forecast button when back on the main properties page, you will come to a similar looking page as the sales/lettings tabs.



Forecast works the same way the sales/lettings page does, however the difference is that the forecast is giving you a list of properties that could possibly be looking to go on the market in the near future based on market data. Sales/Lettings brings in properties that are already on the market with another agent but that have been on for a number of weeks, had price reductions, or fall throughs. Forecast is giving you a list of prospects that could possibly be looking to go on the market in the near future. So you can call, and book them in for MA's using the same steps as you would in the sales/lettings tab.
