When on the property profile of an instructed property, we have the ability to retrieve the title deeds from the land registry service, keep them on the property profile and download them when ever we want.
Please note:
Title Deeds are only available 7AM - 10PM Monday - Friday.
Title Deeds are not available on Weekends.
Title Deeds are not available on Bank Holidays.
To do this, go to the overview on the property profile.
Scroll down to the bottom of the page where you will find Title Deeds.
Click 'Request Title Deed'
Then confirm the address, and click get title numbers.
Please make sure you double check this address and make sure that everything is pulling through in to the correct section. For example, if the address has a building name, make sure it is in the building name section and not in the building number section. This is being retrived from HM Land Registry so it needs to be correct.
Lifesycle will then show you the available digital documents related to that property on HM Land Registry.
Please note: Some properties may have multiple lines of documents for you to select. If one of the check boxes on a particular line is greyed out, it means that this document is not available for digital download from HM Land Registry.
Next, select the documents you would like to download. Each document has a cost of £7 which will be taken from your available title deeds balance. Click here to find out more about topping up your Title Deeds Balance.
Once you have the documents you want selected, click 'Choose Document'.
Please note: If you are unable to select a document from this page and it is greyed out, it means that particular document is not available from the Land Registry.
Lifesycle will then fetch the documents from HM Land Registry.
Once you close the notification, your documents will be available in the Title Deeds section of the overview.
Simply click on the download button to download, open and view them.
The Title Deeds you selected will also appear in the private documents section of the media tab. Which means they will also transfer over to the Sales Progression page when an offer is accepted.
