We can make offers on properties either from the property profile, the contact detail or the viewings page. It is exactly the same process no matter where you create the offer.
In order to make an offer you must first have a viewing booked in on the property from the applicant wishing to make an offer.
If you would like to send the offer form out to the applicant to fill in, click here.
To record an offer in branch, find your viewing (whether it be on the property, the applicants search profile, or the viewings page) and click the three dots and click record offer.
First on the offer tab, fill in the offer amount, whether its proceedable, and make any notes.
Once you press save you will see the option to create tasks and add notes. You will also see you offer timeline.
Then on the solicitor tab, select whether the applicant has arranged their solicitor, and if so, enter in the solicitor information of the applicant.
Just like on the MOS, you can search for solicitors that you already have in your system which are saved in suppliers. First search the company name and then the employee name to find them. This will only work for solicitors whose details you have previously entered to Lifesycle.
If you can't find the company or employee, just click can't find company/can't find contact and add in those details. The next time you search they will be there.
Then proceed on to the property to sell tab, and answer the question 'Do you need to sell a property in order to buy?'
Then on the mortgage tab, fill out the 'will you require a mortgage in order to buy?' question.
If you select 'No - Proceeds of sale' You will have the option to upload a supporting document. As will the contact if they fill out this form themselves.
If a mortgage is required, enter in the amount of deposit you will be providing, and then upload a proof of funds document (this can be an image or a PDF). To upload, simply click browse your files, and select a file from your computer.
Then enter in the mortgage broker name. This works exactly the same as the solicitors. If the broker has been entered in before you can search them by entering in the company name and then the contact name. If not you can add in the company and then add in the contact.
Then, move on to other info and fill out the questions.
Then if you move on to the User tab, you will see who booked the viewing, who attended, and who the property manager is, if one has been selected on the property overview page.
Once the offer is saved, if the offer is accepted the information you have entered will move in to the sales progression.
First, let's accept the offer.
Go to the offer, click the 3 dots, and click offer detail.
Change the offer status to accepted.
Press save.
As you move on to the sales progression you can see the information that was entered in to the offer, is transferred offer to the sales progression.
You can also see all other offer information by clicking the offer detail button.
