Completed W. Competitor: the contact has instructed another agent and has completed or sold the property.
Decided to let W. Competitor: The contact has decided to let the property with another agent.
Decided to sell W. Competitor: The contact has decided to sell the property with another agent.
Decided to let with us: The contact has decided to let the property with you. (Let's say you did a sales and a lettings valuation and they chose to let. This is the status you would choose on the sales valuation.)

Completed: the contact has completed with your company.
Exchanged W. Competitor: the contact has instructed another agent and has exchanged the property

Instructed Competitor: the contact has instructed another agent but has not completed or exchanged the property
Instructed Us: the contact has instructed you and the property is on the market. You must choose this before choosing a status such as SSTC or Completed.
Long term prospect: the contact is not ready to sell but needs to be nurtured for a future instruction
Proposal not sent: the appointment has been attended and the market appraisal has been created but the presentation has not been emailed or sent by SMS
Proposal Sent: the market appraisal has been created and sent to the contact (pending instruction)
SSTC W. Competitor: Sold Subject to Contract with another agent
SSTC: Sold Subject to Contract with you
Superseded: The contact has an old MA and has had a new one created. You would mark the MA as superseded on the old MA.
No Show: The contact did not turn up for the MA appointment.
